Abbotsford Residence

The existing deteriorated dwelling required a full upgrade, both internally and externally. The design was structured to deliver the building in stages, with the upgrade of the front of the existing building, followed by the additions to the rear of the residence. The new additions incorporated an open plan living space which descends to the back yard.

    The existing deteriorated dwelling required a full upgrade, both internally and externally. The design was structured to deliver the building in stages, with the upgrade of the front of the existing building, followed by the additions to the rear of the residence. The new additions incorporated an open plan living space which descends to the back yard.

  2. Open Plan

    Subtle differences within the open plan living area were achieved through varying the ceiling heights. The living room was tucked under a lower ceiling level and setback from the rear of the building to screen the westerly sun. The kitchen and dining areas were integrated under a large angled roof, with sliding doors which open onto a rear yard.

  3. Interiors

    The interiors are finished with clean contemporary lines to compliment the architecture of the building. The thermal mass of the exposed aggregate polished concrete slab stores and releases thermal energy.

  4. Bathroom

    Full height wall tiling and a feature bath in the bathroom.

  5. Frameless Shower

    The semi-enclosed shower with frameless shower screen creates a minimal open bathroom.

  6. Solar Access

    The angled clearstory roof allows high level windows to fill the interiors with natural sunlight and creates a modern expression with the new addition. Large bi-fold panel doors open the rear of the house to the back yard, and allow the interiors to extend to the outside.

  7. Heritage Overlay

    The new additions were confined to the rear of the property to maintain the heritage appeal to the front of the residence, and also to comply with the local heritage requirements.

  8. Solar Access

    A key requirement of this design was to locate living areas at the rear of the property (facing north), whilst also attempting to minimise afternoon sun into the entertainment area. To achieve this, a design was developed with high level windows, which allow filtered light to penetrate into the residence.
